Rental Requirements

Qualifications for Rental Application Approval

 

Thank you for your interest in our rental homes. Described below are the criteria used for determining qualification of all future tenants. Please review prior to completing an application. 


 

INCOME 

- Approved: Gross monthly income must be two (2) times the monthly rent. Roommates may qualify together. 

- Management will verify income by contacting employers, requesting two most current pay stubs or with an offer letter if starting new employment. 

- Any other source of income, such as social security, etc. requires a statement provided by the appropriate agency. 

- If you are a W2 employee (i.e. not an independent contractor), provide documented pay stubs for the last 3 pay periods.

- If your income is based on a 1099 (i.e. self-employed independent contractor), provide Page 1 of your most recent IRS Form 1040 that shows your Adjusted Gross Income.

 

WORK HISTORY

 - Twelve (12) months of verifiable job history at a minimum. 

 

CREDIT HISTORY (excludes medical bills, tax liens and student loans) 

- Approved (600+): Security deposit will be equal to one month’s base rent 

- Approved with Conditions (550-599): Double security deposit OR co-signer 

- Approved with Conditions and Co-signer (500-549): Double security deposit AND co-signer 

- Approved with Conditions (No Credit Score): One year of recurring installments paid in certified funds by lease start date OR co-signer with double deposit. 

- No outstanding balances to any utility company or cable/internet services. 

- Bankruptcies are acceptable only if they have been discharged. Proof of discharge required. 

- Judgments are acceptable if they are not from another apartment complex or rent

    related in any way. 

 

RENTAL HISTORY 

- A minimum of six (6) months good rental history or a mortgage account will be verified. 

- No evictions less than 2 years, whether verified by credit reports or by previous landlords will be accepted. 

- No balances or judgements due to previous landlords will be accepted. 

- No bankruptcies less than 2 years, whether discharged or not.

 

MISCELLANEOUS 

- Each applicant must qualify individually in three (3) out of the four (4) categories with the exception of the income amount and credit standard. 

- No misdemeanor or felony convictions that demonstrate a risk to resident safety or are housing related, including causing bodily injury or harm, will be accepted.     

 - All animals require that their owners complete a separate pet application and separate $25 pet application fee. There is a $200 non-refundable pet deposit each pet with a maximum of two pets and a $50 extra pet fee per month in addition to the rental payment. PET BREEDS NOT ALLOWED UNDER ANY CIRCUMSTANCES: PIT BULLS, DOBERMANS, GERMAN SHEPHERDS, ROTTWEILERS, CHOWS OR ANY MIX OF THESE BREEDS.  

  - All application fees are non-refundable.

 

CRIMINAL HISTORY

- Criminal records must contain no convictions within the past 5 years involving the manufacture or distribution of controlled substances.

- For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at the time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction.  

 - No misdemeanor or felony convictions that demonstrate a risk to resident safety or are housing related, including causing bodily injury or harm, will be accepted. 

 - Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health & safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the applicant.
